_Q. What is property management?
A. We are on the owner's behalf for their property. Our duties consist of marketing rentals, screening tenants, lease signing, renewals, rent collection, periodic inspections ordering and overseeing maintenance.
_Q. I'm a Property Owner, how much are your fees?
A. Our standard fees are 10% of collected rents. There can be additional charges for reimbursement of certain marketing expenses.
_Q. As a owner, when will I receive my rental income?
A. Rent payments received on time are usually disbursed by the 15th of every month. For your convenience we offer direct deposit.
_Q. Why do I need a property Manager?
A. With changing regulations and the growing number of legal issues, managing a property is more challenging than ever. Having a professional property manager to protect your investment and help you avoid the unexpected difficulties is a sound business decision. Whether you are a seasoned investor or a first time landlord, the business of owning investment real estate can be complicated without skill, experience and guidance of a professional.
_Q. What are your hours of operation and how are emergencies handled?
A. Our office is open six days a week. Property Managers are on call 24 hours a day.
_Q. How are market rent amounts established and prospective tenants qualified?
A. We constantly monitor the rental market to ensure equitable returns. Our tenant selection criteria are precise and impartial form credit checks to former landlord references.
_Q. What is the process of handling delinquent accounts?
A. We utilize attorneys to ensure the highest success rate for collections in the shortest time possible.
_Q. As an owner, how will you market my property?
A. Through effective use of signage, the multiple listing service (MLS) , Internet and Prudential Ridgeway advertising in local newspapers and magazines.

Tenant FAQ's:

_Q. What is Property Management?

_Q. How do I see a property listed with Prudential Ridgeway Realty?
A. We recommend that you drive by the property first to make sure the neighborhood and the exterior of the home is what you are looking for. You can then schedule a showing with a Prudential Ridgeway Realty Property Manager. If you are currently working with a real estate agent, they can show you the property.
_Q. I want to rent a property. Now what?
A. Fill out an application available at our office. You will be required to apply in person with the appropriate application fee.
_Q. How do I qualify?
A. Based on your income, credit and past rental history, we will make a decision.
